Cancellation
Policy.
Anyone can cancel a booking — just know the rules first. Protecting the renter's capital and respecting the host's availability are both important.
1. Your Statutory Right — Consumer Protection Rules 2020
Under the Consumer Protection (E-Commerce) Rules, 2020, BreezeStay provides transparent cancellation windows. We do not apply predatory penalties — the system is fair for both sides.
2. If the Renter Cancels Before Check-In — What Happens?
For a confirmed booking that hasn't started yet, the cancellation fee depends on how close to your check-in date you cancel. The fee is calculated on the total amount paid — rent, security deposit, platform fee, and advance rent combined.
Penalty: Zero deduction.
The full amount paid is refunded.
Penalty: 50% of the total amount paid.
The remaining 50% is refunded.
Penalty: Up to 100% of the total amount paid.
This can include the security deposit — it is not automatically protected in this window.
3. Cancelling During an Active Stay
If you cancel after you've already moved in, you are charged only for the nights you've actually stayed (calculated from your move-in date), and refunded for the remaining nights of your booked term at the same nightly rate.
4. If the Host Cancels — What Does the Renter Get?
If a host cancels a confirmed booking without a valid reason, the renter is strongly protected.
- • Renter receives a 100% refund — rent, deposit, and advance rent all returned
- • Host faces a severe platform penalty — listing suspension or permanent ban
- • Repeat offences: Host is permanently removed from BreezeStay
5. How to Cancel?
Cancellations are made directly from the "My Bookings" section in your account. Go to Dashboard → Select Booking → Click "Cancel Booking" → Fill in the reason.
Cancellation requests made outside the platform (phone or verbal) are not valid. Only dashboard-initiated cancellations are legally documented.
