Our refund and settlement rules are tied to verified booking status, manual payment governance, and audit-first dispute handling.

1. Payment Verification Window

New bookings start in a pending-payment state. Renters must upload payment proof (receipt or screenshot) within the active payment window. Admin verification is required before confirmation.

2. Advance Rent Adjustment Notice Period

The Advance Rent collected on Day 1 is strictly adjusted against the final month of residency. This ensures zero out-of-pocket rent for your final 30 days. It cannot be converted back to cash.

* Notice: To trigger the adjustment, a formal 30-day move-out notice must be filed via the dashboard. This protocol ensures ecosystem stability.

3. Direct Refund Protocol Steps

Day 0-4: Audit Verification

The host checks the property condition against the check-in audit visual files to determine standard refund eligibility.

Day 5-7: Direct Repayment

The host processes the refund directly back to the Renter via verified payment methods (UPI, bank transfer).

Day 10: Mediation Window

If the host fails to refund within the cycle, the Renter may escalate to BreezeStay for platform intervention and host penalization.

4. Disputes & Check-in Audit Safeguards

Deposit deductions are strictly gated. No host can claim damages without referring to the 24h Move-in Audit.

  • Only visible damage not present in audit is eligible for deduction.
  • Normal wear and tear is categorically rejected.
  • Binding mediation is provided within 48 hours of claim.

Platform Penalties: BreezeStay does not hold funds. However, in cases of severe host misconduct or refusal to refund verified deposits, BreezeStay reserves the right to suspend or permanently ban the Host's inventory from the platform.
