Your money is yours — and you will get it. All rules are written clearly here so there are no surprises.

1. How Booking Payment Works

After a booking is created, its status is "pending payment". The renter must upload payment proof (UPI screenshot, NEFT receipt) within 2 hours. Our admin team verifies it — the booking moves to "confirmed" only after verification.

If payment is not verified within 2 hours, the booking auto-expires and the property becomes available again.

2. Advance Rent — Adjusted Against Your Last Month

The advance rent collected on Day 1 is adjusted against your final month's rent. This means you don't pay rent in your last month — the advance covers it.

⚠️ Important: Advance rent is not returned as cash. It is strictly adjusted against the last month's rent. To trigger the adjustment, you must file a 30-day move-out notice via the dashboard.

3. Security Deposit Refund Process

After your stay ends, any dispute over deductions is reviewed and resolved by BreezeStay support based on evidence submitted by both host and renter. Once the final refund amount is approved by our team, funds are issued within 7 working days.

If there is no dispute, the deposit is refunded in full within the same 7 working day window once your stay is marked complete.

4. Deposit Disputes — What Can the Host Deduct?

If a host wants to deduct from your deposit, they must raise a dispute with BreezeStay support and provide evidence of the damage or issue. Our team reviews the evidence from both sides and decides the deduction amount — this is an internal review by BreezeStay staff, not an automated or audit-triggered process, and not an independent arbitration.

  • Deductions require the host to submit evidence, reviewed and approved by BreezeStay support
  • Normal wear and tear (paint fading, minor scratches) are not valid grounds for deduction
  • We recommend renters document the property's condition at move-in and move-out themselves, to support their case if a dispute arises
Platform Action: If a host repeatedly disputes deposits without valid grounds, BreezeStay may suspend or permanently ban their listings. The platform is not liable for host misconduct — but it will enforce accountability.

BreezeStay is a brand name and technology facilitator operated by Jigyasu Singh Chouhan. It is currently in a pre-incorporation stage and is not a separate legal entity. These policies align with the Digital Personal Data Protection Act, 2023, and Consumer Protection (E-Commerce) Rules, 2020.
