BreezeStay is a technology marketplace operated by Jigyasu Singh Chouhan. These terms ensure a transparent experience for our community.

Effective Date: 18 April 2026

1. Marketplace Identity

BreezeStay facilitates direct connections between property owners (Hosts) and tenants (Renters). We are not a broker and we are not a party to the rental agreements; we act strictly as an engineering infrastructure provider for discovery and transaction tools.

By using this platform, you agree that BreezeStay is a brand name and is operated by an individual proprietor, not a registered corporate entity. You assume full legal and physical responsibility for all actions performed outside the platform interface.

2. Financial Governance

Booking Payment Window

A booking is initially created in a pending-payment state. The Renter must submit valid payment proof within the designated time window. BreezeStay administrators verify this proof before the booking status transitions to confirmed. Unverified bookings automatically expire.

Day 1 Host Settlement

To ensure host liquidity, BreezeStay facilitates same-day transfer of the renter's payment elements: [(First Rent - Commission) + Advance Rent + Security Deposit] directly to the Host.

Advance Rent Adjustment

The advance rent payment is strictly adjusted against the renter's final month of occupancy. It is not a security deposit and cannot be utilized for property damage deductions.

3. The Move-In Audit Mandate

To protect renter deposits, the 24h Move-in Audit is mandatory. Renters must upload time-stamped visual evidence of the property's condition within 24 hours of check-in.

* Note: Failure to file this audit results in the automatic forfeiture of dispute rights regarding security deposit deductions at check-out.

4. Refund Operational SLA

Security deposit releases are processed under a strict 10-day cycle to ensure complete settlement tracking:

Host Refund Period (Days 1-4)

The Host returns the security deposit to the BreezeStay platform pool within 4 days of check-out.

Release Window (Days 5-7)

BreezeStay processes banking and compliance verification on received funds before releasing them directly to the renter.

5. E-Commerce Liability Limitations

In accordance with the Consumer Protection (E-commerce) Rules, 2020, BreezeStay operates solely as a digital marketplace aggregator. We do not own, inspect, or manage the physical property listings.

  • Limitation of Liability: BreezeStay does not hold rental capital. Refund obligations remain direct agreements between Renter and Host.
  • Direct Payments: Rental fees and deposits are processed directly between the host and renter. BreezeStay does not charge GST on rents.

6. Governing Law & Dispute Forum

These terms are governed by the laws of the Republic of India. Disputes are resolved via mutual mediation. You retain all statutory rights to file complaints under consumer dispute redressal commission structures where applicable.

BreezeStay is a brand name and technology facilitator operated by Jigyasu Singh Chouhan. It is currently in a pre-incorporation stage and is not a separate legal entity. These policies align with the Digital Personal Data Protection Act, 2023, and Consumer Protection (E-Commerce) Rules, 2020.
